How Long Do Water Heaters Usually Last?
Traditional (tank) hot water heaters usually last for 10-12 years, and tanks that are regularly maintained can even work for up to 15 years. However, tankless hot water heaters often perform well into their twentieth year. Check to see what kind of hot water heater you have and when it was installed.
How Can I Tell How Old My Hot Water Heater Is?
Look at the serial number on your hot water heater; you should be able to locate the year on of manufacturing the serial number.
Do I Need To Perform Maintenance On My Hot Water Heater?
You certainly do if you want it to last and to perform well! Drain your hot water tank annually and flush the sediment from the bottom of the tank. Have a plumber replace the anode rod once every three years.
What Is FHR?
FHR stands for First Hour of Heating, which tells you how many gallons of hot water a heater is capable of heating per hour.

Therms are a term of measurement used to measure how much gas is used to heat water.
How Do Therms and FHR Relate To Water Heater Efficiency?
Rather than trying to interpret therms and FHR, look at the energy rating of the hot water heater. When choosing a hot water heater, you’ll need to also consider how much hot water your family needs during peak hot water usage times.
Will A New Hot Water Heater Make A Difference?
If your hot water heater is over ten years old and you haven’t been performing maintenance (draining and flushing the hot water heater every year and performing maintenance – essentially replacing it -- to the anode rod every three years), you can’t expect your hot water heater to perform very well. A new hot water heater should make a huge difference on your water quality, your hot water availability, and your energy costs. Older hot water heaters that have not been properly maintained may not perform well and may be working inefficiently, costing you more in energy expenses.
